Continued Market Research: Asset managers continually stay abrest of the local market and trends across the asset sector, through research and engagement with investors and agents. In a dynamic market it’s important that an asset manager is able to pre-empt any structural market changes and proactively manage the asset so that it remains competitive. This involves conducting research, analysis, assessing market conditions, evaluating risk factors, and identifying further investment opportunities that align with the client's investment strategy.

Risk Management: As asset managers we implement risk management techniques to mitigate asset/portfolio risk and preserve capital. This may include diversifying tenant sectors (e.g. On a multi-let industrial estate we may provide a mix of tenants such as a gym provider, a last-mile logistics provider, a goods distributor or different types of manufacturing) so that if one sector is negatively impacted by market condition, the impact to the asset is minimised. On a portfolio level this can include diversification across asset classes and geographic regions, employing hedging strategies, and actively monitoring and adjusting portfolio allocations in response to changing market conditions.

One of the biggest changes in recent times is the introduction of MEES Regulations (EPC’s), and managing tenants, lease terms and energy efficient upgrades in a timely manner to meet these regulations is just one example of the complex nature of asset management.

ESG & Futureproofing: A large part of real estate asset management is about futureproofing assets against future obsolescence, whether physical or financial, a large part of that means engaging with ESG. As mentioned above MEES Regulations are an important driver, but occupiers, with their own in-house net zero targets, are demanding better ESG rated buildings. The client themself will likely have fund ESG targets, and many now use Carbon Reporting (Scope 1, 2, and 3), as a result carrying out ESG-led asset management and understanding the cost benefits of certain upgrades is key to delivering futureproofed assets.
